The most critical phase — the foundation determines the structural integrity of everything above it. Our scope covers complete excavation, PCC bedding, RCC footings, anti-termite treatment, plinth beam and systematic backfilling with compaction. RCC Structural Frame

The skeleton of the building — columns, beams and slabs form a monolithic RCC frame designed to IS 456 standards. RCC, shuttering and reinforcement steel are separately measurable in our BOQ for full cost transparency. Phase 05 — Structure

Masonry

Walls are the defining elements of floor planning and acoustics. Our masonry scope covers external, internal, partition and shaft walls using conventional brick or AAC blocks depending on the specified package. All masonry is laid in cement mortar with reinforcement at openings, lintels and movement joints.

Phase 06 — MEP First Fix

Electrical First Fix

Electrical first fix happens after masonry and before plastering — all conduits, switch boxes, junction boxes and DB conduits are embedded in the walls and slabs at this stage. This includes provisions for lighting, power, AC, data, TV, CCTV and home automation conduits, along with earthing continuity provisions. Nothing can be corrected after plaster without hacking.

Plumbing First Fix

Like electrical, plumbing first fix must be completed before plastering. All supply lines (cold and hot water), soil pipes, waste pipes, vent pipes and rainwater pipes are installed, pressure-tested and signed off before walls are closed. Floor traps, sleeves and shaft openings are accurately positioned per the plumbing drawings.

Plastering

Plastering gives walls and ceilings their finished substrate — a flat, durable, crack-resistant surface ready for tiles, paint or texture. Our scope includes internal, external and ceiling plaster with proper surface preparation, mesh reinforcement at masonry-RCC junctions, corner beads and groove lines where specified. All plaster is two-coat for external and single-coat for internal.

Electrical Second Fix

Second fix electrical completes the wiring, connections and installation of all electrical fittings after plastering and painting. This phase draws wire through conduits, installs and connects distribution boards, fits all modular switches and sockets, installs fans, data points, TV points and any smart home or automation equipment. All wiring follows IS 732 and IS 3854 standards.

All sanitary ware, CP (chrome plated) fittings, faucets, pumps, valves and accessories are installed and connected in this phase. QWhat is the difference between Essential and Starter packages?
The Essential package (₹699/sqft) covers only the RCC grey structure — foundation, plinth beam, columns, beams and slab. No walls, no finishing of any kind. The Starter package (₹999/sqft) adds brickwork and plastering to give you a closed shell ready for you to finish independently. Both are structure-only packages with no electrical, plumbing, flooring or doors.
QWhat does the Basic package include — and what does it not include?
The Basic package (₹1,399/sqft) is AMR BuildTech's entry-level turnkey option. It includes the full structure, brickwork, plaster, cemented floor with punning (no tiles), essential concealed electrical and plumbing, aluminium windows, flush doors and basic whitewashno putty, no primer, no emulsion, no tile flooring, no false ceiling, no teak door, no modular kitchen. It suits rental properties and budget homes.
QWhat is Electrical First Fix — and why does it come before plastering?
Electrical First Fix is the installation of all conduits, switch boxes, junction boxes and DB pipes inside the walls and slabs — before any plastering begins. Once walls are plastered, conduits are hidden. If first fix is skipped or done incorrectly, correcting it means hacking open finished walls. We treat first fix as a mandatory inspection gate — no plaster starts until the electrical and plumbing first fix is signed off.
QIs waterproofing included in the construction packages?
Yes — from the Basic package upward, toilet and terrace waterproofing is included as a standard scope item. We treat waterproofing as a standalone scope module (not a sub-item of flooring) with its own product specification and a mandatory 48-hour pond test before tiles are laid. Basement waterproofing is included in Premium and Luxury packages.
QFrom which package do I get tiles instead of a cemented floor?
Vitrified tile flooring begins at the Standard package (₹1,699/sqft). The Basic package uses a cemented floor with punning — a smooth, trowel-finished cement surface that is functional and durable but without any tile finish. From Standard upward, the specification upgrades: 600×600 vitrified in Standard, 800×800 in Super, large-format 800×1600 in Executive, and Italian marble or imported stone in Premium and Luxury.
QFrom which package do I get putty and emulsion paint?
Wall putty, primer and emulsion paint are included from the Standard package (₹1,699/sqft) onwards. Snagging is a formal end-of-project inspection where every defect — a scratched tile, a stiff door, a dripping faucet, a paint touch-up — is documented in a written snag list. We then rectify all items before handover. Snagging is included in all packages. You and our engineer do a joint walkthrough, the snag list is signed, items are fixed, and only then are keys handed over with warranty documents.
QWhat does BOQ mean and why does it matter to me as a client?
BOQ stands for Bill of Quantities — a document that lists every work item with its description, specification, unit and rate. It is what separates a transparent, accountable construction contract from a vague verbal quote. When you have a BOQ, you know exactly what you are paying for.
