The Commercial Package by AMR BuildTech is designed for clients who want Business owners, developers and investors planning commercial construction in Bhopal: retail shops, showrooms, office buildings, warehouses and mixed-use structures.. Below you can view the complete scope, specifications, and inclusions in a transparent format.
The Commercial package is for any non-residential construction project in Bhopal. This includes single-floor retail shops, multi-floor office buildings, showrooms, warehouses, godowns, industrial sheds and mixed-use developments with commercial ground floor and residential upper floors. AMR BuildTech handles commercial projects under a scope-driven quotation — the final rate depends on structural system (RCC frame vs pre-engineered), floor count, finish specifications and MEP (mechanical, electrical, plumbing) requirements. Commercial construction in Bhopal requires BMCM / RERA / local body approvals which AMR BuildTech can assist with coordination.
A quick-reference summary of what defines the Commercial package — see the full scope table and price-covers breakdown below for complete specifications.
The custom quoted rate for the Commercial package is built up from the following work items — each priced into the rate as material, labour and site supervision combined. This is the exact scope AMR BuildTech executes on site for this package, item by item.
RCC frame or pre-engineered steel structure, sized for the required column spacing, floor spans and live load — this is the single biggest cost driver and is decided per project rather than fixed by package tier.
Footing, columns, beams and slab designed for the actual floor count and load requirement — commercial spans and loads are typically higher than residential, using higher-grade concrete (M25/M30) and Fe500 steel.
Walls and shopfront/facade treatment scoped to the building type — a showroom facade differs significantly in cost and material from a warehouse shell or an office building elevation.
Electrical load planning, plumbing points and HVAC/AC provisioning (ducting/point provisions, not the AC units themselves unless scoped) sized to the commercial use — offices, showrooms and warehouses each need different MEP density.
Finish specification set per use case — vitrified/granite for retail and office, industrial floor hardener/epoxy for warehouses — priced into the quote based on your chosen finish grade.
Assistance coordinating BMCM, fire NOC and RERA approvals where applicable to the project type and scale — this is a coordination service, not a fee-inclusive guarantee of approval timelines set by government departments.
Indicative cost range: Custom — typically ₹1,800–₹3,500/sqft depending on type per sqft. These are civil + finishing estimates — plot cost, boundary wall and interior furniture are not included.
| House Size / Type | Estimated Cost (Commercial Package) |
|---|---|
| Showroom / retail shop (G floor) | ₹1,800–₹2,400/sqft (standard finish) |
| Office building (G+2 frame) | ₹1,600–₹2,200/sqft (structure + basic finish) |
| Warehouse / godown | ₹900–₹1,400/sqft (pre-engineered / RCC frame) |
| Multi-use commercial (G+3 and above) | Custom — structural design driven |

Payment for the Commercial package is structured so you only ever pay for work that is either about to start, already visibly in progress, or fully completed and inspected — never for work that exists only on paper. There are two parts to this: a one-time mobilisation advance paid in full upfront, followed by a repeating 50% / 25% / 25% pattern applied to every construction stage after that.
This is the only payment made before physical work starts, and it is paid in full — not in parts. It funds everything needed to convert your site from an empty plot into an active construction site: site layout marking, a makeshift storage shed for cement/steel/tools, barricading/fencing where required, appointment of a site guard/watchman if needed, initial material procurement (cement and steel booking), and deployment of the labour team. Without this advance, a contractor cannot reserve manpower or place material orders against your project — so this stage exists to convert your booking into an active, scheduled project rather than a pending enquiry. Once the mobilisation advance is paid, every stage after it follows the 50% / 25% / 25% pattern below — the mobilisation advance itself is a one-time, standalone payment and is not split.
For every subsequent construction stage (footing, columns, slab, brickwork, flooring, and so on), work only begins once the first half of that stage's payment is received. This covers the material and labour AMR BuildTech commits upfront to start the stage — steel, cement, bricks or tiles are procured and masons/labour are allocated specifically for that stage once this payment is in.
Once the stage is visibly halfway done — for example, columns cast on half the plot, or brickwork completed on half the walls — the next 25% is due. This checkpoint means you are paying in step with what you can actually see on site, not on a fixed date regardless of progress. It also keeps the project cash-flow moving so labour and material supply for the stage don't stall midway.
The last quarter of each stage's payment is due only once that stage is fully complete — this is deliberately the largest checkpoint held back until the work is finished and can be inspected. It gives you real leverage: if a stage isn't finished to specification, that final 25% simply isn't released yet. This same 50/25/25 pattern repeats for every stage through to final handover, so you're never more than one incomplete stage's worth of payment ahead of the physical work on site.
The exact stages billed depend on this package's scope — a structure-only package is billed only against RCC milestones, while a fully finished package also includes brickwork, electrical, plumbing, flooring and finishing milestones. Your formal agreement sets out the specific stage-wise schedule for your project before work begins, and all payments are made via bank transfer to AMR BuildTech's official account.
Site utilities — client-provided, free of cost: Water and electricity required for construction work must be arranged and provided by the client at the site, free of cost, for the entire duration of the project. This is separate from the mobilisation advance — mobilisation funds the contractor's own site setup (storage, guard, labour deployment), while ongoing water and electricity supply for construction activities remains the client's responsibility throughout execution.
