The per-sqft rate is a starting point. Your final cost will depend on several site-specific and design factors. Here are the main ones to be aware of when planning your budget:
BUA is the total floor area you plan to build across all floors. Example: A 30×40 plot with 70% coverage = 840 sqft per floor. G+1 = 1,680 sqft BUA total.
If you want a complete, tile-finished, paint-done home — Standard at ₹1,699/sqft is the starting point. If you want premium materials — Super or Executive.
This gives your base construction cost before taxes. Example: 1,680 sqft × ₹1,699 = ₹28.54 lakh.
GST on construction services is 18%. On ₹28.54 lakh, that's approx ₹5.14 lakh — bringing total to ~₹33.68 lakh.
