1. What's Included With a Farmhouse Plot Purchase

Clear Title Documentation

Sale deed, chain of ownership, khasra/khatauni records, and encumbrance certificate provided for review. You're encouraged to verify independently.

Demarcated Plot Boundaries

Plot corners are physically marked on site. Plot area, dimensions, and setbacks are documented in the site plan provided with the purchase.

Access & Connectivity Details

Road access type (paved, kutcha, all-weather), distance from nearest main road, and approach condition confirmed in site documentation.

Utility Access Information

Electricity connection feasibility, water source options (borewell depth guidance, municipal availability), and drainage conditions confirmed per plot.

4. How Buying a Farmhouse Plot Works

2. Site Visit

Walk the plot, assess road access, check surroundings, and understand the terrain firsthand.

3. Documentation Review

Title, ownership records, and encumbrance certificate reviewed. Independent legal verification recommended.

4. Purchase & Registration

Sale deed executed and registered. Mutation (namantaran) initiated to transfer land records to your name.

5. After Purchase — Your Construction Options

Once you own the plot, you have three paths to construction:

Option A: Full Design + Build

Use our architecture service to design your farmhouse, then our construction team to build it. Single company, single accountability, design-to-build integration.

Option B: Design Only

Use our architecture service for the design and approval-ready drawings, then hire your own contractor for construction. We hand over complete documentation.

Option C: Independent

Use your own architect and builder entirely. Purchasing the plot doesn't obligate you to use our services. The plot is yours to develop as you choose, subject to local regulations.

6. Documentation Checklist for Plot Buyers

Sale Deed & Chain of Ownership

Complete sequence of all sale deeds for at least 30 years. Verify the seller's name matches all other documents.

Khasra/Khatauni & Encumbrance Certificate

Land revenue records confirming ownership, classification, and area. EC shows any registered claims, mortgages, or litigation.

Land-Use Classification

Confirm the land is classified for non-agricultural/residential use, or that conversion is feasible. Agricultural land restricts the buyer pool and construction options.

Property Tax Receipts & NOCs

Up-to-date tax payments confirm no outstanding dues. Check for any NOCs required from local authorities.

7. Farmhouse Plot as Investment

A farmhouse plot is primarily a land-banking investment. The value is tied to land appreciation — driven by road connectivity improvements, city expansion, and infrastructure development in the area. Unlike a built farmhouse, a plot generates no rental income during the holding period. However, it has lower entry cost, lower maintenance, and higher land-value exposure.
