Sale deed, chain of ownership, khasra/khatauni records, and encumbrance certificate provided for review. You're encouraged to verify independently.
Plot corners are physically marked on site. Plot area, dimensions, and setbacks are documented in the site plan provided with the purchase.
Road access type (paved, kutcha, all-weather), distance from nearest main road, and approach condition confirmed in site documentation.
Electricity connection feasibility, water source options (borewell depth guidance, municipal availability), and drainage conditions confirmed per plot.

Complete sequence of all sale deeds for at least 30 years. Verify the seller's name matches all other documents.
Land revenue records confirming ownership, classification, and area. EC shows any registered claims, mortgages, or litigation.
Confirm the land is classified for non-agricultural/residential use, or that conversion is feasible. Agricultural land restricts the buyer pool and construction options.
Up-to-date tax payments confirm no outstanding dues. Check for any NOCs required from local authorities.

A farmhouse plot is primarily a land-banking investment. The value is tied to land appreciation — driven by road connectivity improvements, city expansion, and infrastructure development in the area. Unlike a built farmhouse, a plot generates no rental income during the holding period. However, it has lower entry cost, lower maintenance, and higher land-value exposure.
