For a 2,000-2,500 sq ft farmhouse, the standalone architecture fee is approximately ₹1.25-2.5 lakh. For a 2,500-4,000 sq ft farmhouse, the fee is ₹2-4 lakh. For a 4,000-6,000 sq ft larger farmhouse, the fee is ₹3.5-6 lakh. For estate-scale projects of 6,000+ sq ft with multiple structures, fees range from ₹5-10 lakh+. Yes — 3D visualizations are provided as a standard part of the design development phase, not as a paid add-on or optional upgrade. You will receive high-resolution rendered views of the farmhouse exterior from multiple key angles (typically the approach view from the entry gate, the garden or pool-side elevation, and any architecturally significant facades) and key interior spaces (typically the living room, master bedroom, and verandah or courtyard area). The purpose of 3D visualization is design verification — it catches spatial issues that 2D drawings cannot reveal. A window that appears adequately sized on a floor plan may feel undersized when viewed in 3D. A verandah that seems generous in plan may feel cramped when visualized at eye level. Changes requested during the 3D review stage cost only design time. The same changes requested during construction cost significantly more in materials, labour, and timeline impact. We produce 3D views as soon as the design development reaches a stage where your feedback is most valuable.

A typical 2,000-3,000 sq ft farmhouse design takes 4-8 weeks from the initial site assessment to finalized, build-ready drawings. The process is broken into 6 stages with clear timelines. Stage 1 — Site Assessment (Week 1): we visit your plot to document orientation including sun path and prevailing winds, terrain and topography, existing vegetation and natural features, road access and approach, views from the site in all directions, and neighbouring structures. Stage 2 — Concept Design (Weeks 1-2): based on your brief and the site data, we develop an initial floor plan and elevation direction for your feedback. Stage 3 — Design Development (Weeks 2-4): the concept is refined through revisions — room sizes finalized, window and door positions set, elevation detail developed, and 3D visualizations produced. Stage 4 — Structural Planning (Weeks 4-5): column positions, beam sizes, slab thickness, and foundation type are integrated into the design. Stage 5 — Approval Documentation (Weeks 5-6): drawings are formatted for submission to the relevant local authority. Stage 6 — Construction Handoff (Weeks 6-8): finalized drawings are handed directly to our in-house construction team. Larger or more complex projects may extend the timeline. For land under an AMR BuildScape partnership (Joint Venture, Lease-Develop-Sell, or similar arrangement), architecture is part of the overall integrated project process. The land evaluation, partnership agreement, design development, construction, and sales are handled as a coordinated sequence with the landowner participating in the agreed revenue structure without funding the design or construction cost. For a plot you already own independently, the design phase starts with a site assessment to understand your plot/'s specific characteristics — orientation, terrain, access, views, and any constraints. From there, concept design begins based on your personal brief, preferred style, and budget range. You have full control over the design direction. In both cases, the actual design process — site study, concept, development, structural planning, approvals, and construction handoff — follows the same 6-stage methodology. Architecture-only engagements are considered on a case-by-case basis. However, it is important to understand that our process is fundamentally built around design-to-construction integration — both teams sit within the same company, and the direct handoff between architect and construction supervisor is where much of the value of our service lies. When you engage us for architecture only, you receive the complete set of deliverables (floor plans, elevations, 3D views, structural planning, approval-ready drawings, electrical and plumbing layouts, and material specifications) in standard formats (PDF for review and approval, CAD/DWG for your chosen contractor to work from). You are free to use these drawings with any contractor of your choice. The architecture fee for a standalone engagement is higher than the bundled rate (typically 40-50% more) because the bundled rate benefits from the efficiencies of the integrated workflow. Yes — structural planning is fully integrated into our architecture workflow. It is not outsourced to a separate structural engineering consultant. This integration means that structural decisions are made alongside architectural decisions rather than after the design is visually complete. Column positions are determined while room layouts are being developed — so you do not end up with a column in the middle of a doorway or window. Beam depths are accounted for in ceiling height calculations — so the finished ceiling height you see in the design is what you get. Foundation type is based on the same site assessment data that informed the building orientation and placement — so the foundation design reflects actual soil conditions from your specific plot. This integrated approach produces a design that leaves the architecture phase genuinely ready for construction. At the completion of the architecture phase, you receive a comprehensive drawing package in multiple formats. PDF sets are provided for your review and for submission to the local authority for building plan approval — formatted to the specific requirements of the relevant authority (Municipal Corporation, Nagar Palika, or Gram Panchayat). CAD/DWG files are provided for construction use — these are the working drawings that contain all dimensions, levels, and specifications needed by the construction team. High-resolution rendered images (JPEG or PNG format) from the 3D visualization phase are provided for your reference. Additionally, the package includes the electrical layout drawing showing all point positions and circuit planning, the plumbing layout drawing showing fixture positions and line routing, the door and window schedule listing every opening with dimensions and specifications, and a material palette recommendation document. All files are delivered digitally. Printed sets are available on request. If you are proceeding with our construction team, the handoff is direct — the architect walks the drawings through with the construction supervisor in a formal handoff meeting. This is where the design-to-build integration delivers its real value.

Yes — future expansion can be designed into the initial architecture if it is raised during the brief and concept stage. This is significantly more cost-effective than retrofitting structural capacity later. Common expansion provisions include: structural design of columns and footings to support an additional floor in the future even if only a single level is built initially, beam and slab design that allows for a future wing extension without requiring demolition of existing walls, roof structure designed to accommodate future solar panel installation with appropriate load capacity and conduit routing, plumbing and electrical stub-outs positioned for a future guest cottage or outbuilding, and foundation design that accounts for the additional load of planned expansions. The key is to discuss expansion plans during the initial brief — even if you are not sure about the exact timeline. It costs very little to add structural capacity at the design stage. Retrofitting the same capacity after construction is complete typically costs 3-5 times more and may require significant demolition and reconstruction. We ask about future plans as a standard part of the design brief questionnaire.

Yes — every architecture package includes drawings formatted specifically for submission to the local authority that has jurisdiction over your plot. The format and requirements differ depending on whether your plot falls under a Municipal Corporation (such as Bhopal Municipal Corporation or Indore Municipal Corporation), a Nagar Palika or Nagar Parishad (for plots in town areas like Sehore, Raisen, or Vidisha town limits), or a Gram Panchayat (for plots in village areas). The approval drawing package typically includes: a site plan at the required scale showing plot boundaries with dimensions, setbacks from all sides, access road width and location, and the building footprint positioned within the plot; floor plans for all levels with room labels, dimensions, and area calculations (total built-up area, floor area ratio compliance); elevation drawings of all four sides showing the architectural character, materials, and building height; structural drawings including foundation plan, column layout, beam layout, and slab reinforcement details where required; and any additional documents specified by the particular authority. For agricultural land that requires conversion to non-agricultural or residential use, this is addressed before the architecture phase begins as part of our land evaluation or partnership process. The design-to-construction handoff is where the architecture-to-build integration delivers its greatest value. In a conventional project with separate architect and contractor, the handoff consists of emailing or couriering a set of drawings to a contractor who has never been involved in the design process. The contractor interprets the drawings — sometimes differently than the architect intended. When questions arise, the contractor contacts the client, who contacts the architect, who responds to the client, who relays to the contractor. This chain creates delays, miscommunications, and cost overruns. Our handoff is fundamentally different. Because the architecture and construction teams sit inside the same company, the handoff is a structured meeting — not an email. The architect who designed your verandah walks to the construction supervisor who will build it. If a question arises during construction, the supervisor walks to the architect/'s desk — not through a client-to-architect-to-contractor chain. This eliminates the interpretation gap, reduces construction errors, speeds up resolution of site queries, and provides a single point of accountability for the entire project.
