Farmhouse construction near Bhopal ranges from ₹1,800-2,200/sq ft (basic finish with RCC frame, brick masonry, vitrified tile flooring, and standard sanitaryware) to ₹4,500+/sq ft (luxury finish with imported marble, teakwood joinery, full smart home integration, infinity pool, and premium landscaping). A typical 2,500 sq ft farmhouse at standard specification (₹2,200-3,200/sq ft) costs approximately ₹65-90 lakh including structure, finishes, MEP services, and external works. Site conditions, soil type, design complexity, and material choices affect the final cost. All figures exclude land cost and GST — 5% GST applies on under-construction properties. In black cotton soil regions — common in Sehore, Vidisha, Hoshangabad, and parts of Bhopal — we use RCC strip footings with a sand cushion at 4-5 feet depth for moderate swelling conditions, or under-reamed pile foundations for more severe expansive soil. Black cotton soil expands significantly when wet and shrinks when dry, which can cause foundation cracking if not properly addressed. A soil test (borehole or test pit to 6-8 ft depth, costing ₹8,000-15,000) is conducted on every site before foundation design is finalized. The foundation always includes an RCC plinth beam at ground level to distribute loads and resist soil movement. On stable red or yellow soil (Raisen, parts of Sehore), standard RCC isolated footings at 4-5 ft depth are sufficient and more economical. A typical 2,000-3,000 sq ft farmhouse takes 10-14 months from foundation to handover, broken into 7 sequential phases. Phase 1 — Foundation and Plinth (weeks 1-8): site clearing, excavation, PCC bed, footing reinforcement and casting, column starters, plinth beam, backfilling, and termite treatment. Phase 2 — Superstructure (weeks 9-20): column casting floor by floor, beam and slab shuttering, reinforcement, concreting with 7-10 day curing per pour. Phase 3 — Walls and Roofing (weeks 18-26): brick or block masonry, lintel casting, roof truss or tile installation, waterproofing. Phase 4 — MEP Rough-In (weeks 22-30): electrical conduit laying, plumbing line installation, drainage pipework, tank installation. Phase 5 — Plastering (weeks 26-34): internal 12mm and external 15-20mm plaster with minimum 7-day curing. Phase 6 — Flooring and Finishes (weeks 30-42): screed, tile or stone laying, door and window shutter installation, false ceiling, kitchen installation, bathroom fittings. Phase 7 — Painting, External Works, and Handover (weeks 40-48): internal and external painting, boundary wall, driveway, landscaping, final snagging, cleaning, joint walkthrough, and documented handover. Construction is carried out entirely by AMR BuildTech's in-house team. Our architects, civil engineers, and construction supervisors are direct employees of the company — not external contractors or subcontracted labour suppliers. This structure provides several critical advantages: a single point of accountability from design through to handover (no finger-pointing between designer and builder), quality control managed internally rather than enforced contractually on third parties, direct communication between the architect who designed your farmhouse and the supervisor building it, and consistent construction standards across all projects. This is a fundamental difference from most farmhouse developers who act as marketing and sales entities while outsourcing actual construction to separate contractors. We conduct 11 stage-wise quality inspections throughout the construction process, each documented with a formal checklist or test report provided at handover. These cover: Soil Test (bearing capacity, soil type, water table), Foundation (dimensions, reinforcement, concrete quality), Concrete (compressive strength at 7 and 28 days via cube tests at NABL-accredited lab), Columns (verticality, dimensions, rebar cover), Slab (level, thickness, reinforcement spacing), Masonry (plumb, line, level, mortar mix ratio), Plumbing (pressure test at 2x working pressure for 24 hours), Electrical (continuity, insulation resistance via megger test, earthing resistance), Plaster (thickness, evenness, curing), Flooring (level, joint alignment, hollowness via tapping test), and Handover (joint walkthrough with all systems demonstrated and snag list resolved). We build five roof types, each suited to different architectural styles and budgets. RCC Flat Slab (₹220-300/sq ft, 12-16 ft span, 50+ year lifespan) — best for modern and courtyard styles. RCC Sloped Slab (₹280-380/sq ft, 12-16 ft span, 50+ year lifespan) — best for plantation and tropical styles, 20-30 degree pitch recommended for MP's monsoon. Timber Truss with Clay Tiles (₹350-500/sq ft, 16-24 ft span, 30-50 years) — best for plantation and rustic styles with excellent thermal insulation through ventilated roof cavity. Steel Truss with Metal Sheet (₹250-400/sq ft, 24-40 ft span, 20-30 years) — best for large spans and industrial aesthetic. Mangalore Tile on Timber (₹400-600/sq ft, 14-20 ft span, 40-60 year tile lifespan) — the premium traditional option with distinctive warm appearance and proven monsoon performance. Three wall material options: Brick Masonry (9 inch, ₹95-110/sq ft of wall) — traditional with excellent thermal mass, best for most projects. AAC Blocks (8 inch, ₹85-100/sq ft) — lightweight with better insulation, faster construction, recommended for modern designs. Natural Sandstone (12 inch, ₹180-250/sq ft) — for rustic and traditional styles with exposed stone, local sourcing from Sehore or Raisen quarries reduces cost. A typical external wall section for standard finish is: 9-inch brick, 12mm cement plaster inside, 15mm sand-face plaster outside, primer, and 2 coats of weatherproof exterior paint. Yes — we handle the complete approvals process. This includes building plan approval from the relevant local authority (Bhopal Municipal Corporation, Nagar Palika, or Gram Panchayat depending on plot location), electricity connection application with load assessment and meter installation, water supply arrangements including borewell registration, and land-use conversion from agricultural to non-agricultural if required (addressed before construction begins). All approval timelines are factored into the overall project schedule. Landowners and buyers are not left to navigate the approvals process independently.

Soil type is the single most important factor determining foundation design, and MP has significant variation across districts. Bhopal: mixed soil (8-15 t/sqm) — soil test essential as conditions vary within short distances. Sehore: black cotton soil dominant (6-12 t/sqm) — strip footings with sand cushion or under-reamed piles at 5-7 ft depth. Raisen: red sandy soil with rock (10-20 t/sqm) — standard isolated footings, excellent conditions. Vidisha: black cotton soil (6-10 t/sqm) — under-reamed piles recommended due to significant volume change. Hoshangabad: alluvial and black cotton mix (7-12 t/sqm) — strip footings, deeper near Narmada river. The handover includes: a joint walkthrough of the completed farmhouse where you inspect every room, system, and finish; demonstration of all systems (electrical distribution, plumbing, water supply, drainage); a snag list prepared during the walkthrough — all items resolved before handover is complete; a signed handover document; copies of all test reports (concrete cube tests, plumbing pressure test, electrical megger test, earth resistance test); and as-built drawings showing any deviations from original plans. Post-handover support is available for issues covered under the construction agreement with a direct point of contact — not a call centre.
